Moving Soon? Avoid Finding A Buyer Like An Easter Egg Hunt

Selling in the next 6 months? How to avoid being in the 1/3 of people whose sale falls through, due to the wrong type of buyer.

According to the most recent statistics, 33% of sales fall through which is causes a lot of stress, wasted time and heartbreak over losing your onward purchase.

Selling your home isn’t just about finding any buyer and instead finding the type of buyer that matches your journey. In this market, there are an abundance of buyers so how do you find the right one?

Traditionally, if you’re about to put your home on the market or maybe already have done, you’re usually unknown to who might buy your property and their position.

- Are they an inexperienced first time buyer who hasn't sorted their mortgage yet?
- Are they someone who sold 10 weeks ago and wants to move into yours quickly, creating stress?

I’m sure you been there before.

You’re put under pressure by an estate agent to put your home on the market and they then use Rightmove to see who comes forward, only to then be pushed into accepting the first person who offers, leading to a sense of whether that person is right for you. Not only whether they will pay the price you’re happy to sell for but if they agree to when you want to move by and if they have sorted out their financials too.

This can lead to a stressful sale and potentially being in a third of sales that fall through.

How can you stop this happening to you?

Welcome to our August 2026 property market update for Wakefield. At RedRoots, we are here to provide a clear, honest look at the latest trends and what they mean for you, whether you are buying or selling.

Dreaming of celebrating Christmas in a new home? Listing your property in late August could be the smartest move you make. Discover why now is the perfect time to get your house sold and keys in hand before the festive season.

If you're thinking of moving in Mexborough, Conisbrough, Wath-upon-Dearne, Hooton Roberts, Swinton, or anywhere nearby, I wanted to take a moment to properly introduce myself. I'm Gemma, and I'm your local independent estate agent, which means I'm your sole point of contact from start to finish, right here on your doorstep.

Wakefield's July data reads like a contradiction until you look closely. The district listed more homes than in any July of the last six years, reduced the price on more homes than in any July of the last six years, and still managed to agree fewer sales than last year. Yet the prices those sales achieved climbed by more than nine per cent.
