If you’re planning to move within the next three months, a well-structured approach is key. Here’s a streamlined plan to help you sell quickly and for the best price for your home in Scawthorpe or the surrounding area.

Step 1: Decide & Plan
 â€˘ Confirm your moving timeline and financial readiness.
 â€˘ Speak to a trusted local estate agent for an in-depth market assessment about which properties locally have sold and importantly the price agreed (a marketing price can be VERY different to an actual sale price!).

Step 2: Prepare Your Home for Sale 
 â€˘ Declutter & Depersonalise – Make your home appealing to buyers.
 â€˘ Fix Minor Repairs – Patch up walls, refresh paint, and tidy up.

Step 3: Choose the Right Estate Agent 
 â€˘ Professional Marketing – High-quality photos, drone shots, videos, 360 degree virtual tours, should ALL be seen as standard. Take a look at the marketing of other similar properties, would you be happy with a similar quality level of presentation of your home? 
 â€˘ Pick an agent with a strong local track record (with plenty of 5 Star Reviews!), digital marketing, and expert negotiation skills. Your home is likely to be your biggest financial asset and a proactive agent can truly maximise the sale price to ensure that come completion day you have peace of mind that no money has been left on the table.
 â€˘ Ask the important questions. “Is the price suggested by the agent a marketing price or a realistic sale price?” “How will you communicate with me throughout?” 
“Will there be a contract tie-in with the agent whereby you can’t go elsewhere should you need to and avoid a potential double agency fee? If there is a tie-in period, how long is this for?” <— This is a REALLY underestimated question. Don’t sign anything you have not had time to review, it’s a pet hate of mine in the Estate Agency Industry and anything longer than 6 weeks is not fit for purpose.


Step 4: Market, View & Negotiate Offers
 â€˘ Be flexible with viewings and keep your home presentable.
 â€˘ Listen to buyer feedback and adjust strategy if needed.
 â€˘ Trust your agent to negotiate the best possible offer. Discuss what your expectations are and ensure your agent is able to share their thoughts in a honest and transparent way, keeping you updated with other sales happening whilst you’re on the market.

Step 5: Agree the Sale & Get Moving!
 â€˘ Instruct a solicitor early to keep things moving, always choose a locally recommended Solicitor. The Solicitor you choose can equally make or break a transaction in a similar way to that of an agent. If you choose a local Solicitor, where or when needed you can visit in person to discuss any potential issues face to face.
 â€˘ A property sale generally takes from 8-16 weeks depending on a variety of factors such as complexity of the transaction and potential property chain involved. 

As much as I have tried to simplify matters, the truth is, no property sale is the same because ultimately it’s the people who are attached to the transaction which can cause a variety of the many factors which can arise. When the time is right to come to market and sell your home then ensure you choose the agent you trust the most and who will be by your side from Day 1, right through to the day of completion.
